This contribution is made by Coldwell Banker D’Ann Harper, REALTORS® for every closed transaction that occurs with a qualified GVTC Member/Subscriber or Employee when participating in the GVTC Just Plain Smart Move Program.

This is not a solicitation if you are already represented by a real estate broker. Reward amount is based on sale price of home sold or purchased. You must be a GVTC customer for a least 12 consecutive months and be in good standing, enrolled in the program and be represented at closing by an agent of Coldwell Banker D'Ann Harper, REALTORS® in order to qualify for the reward. Reward not available to sellers in a short sale transaction. In order to qualify for the "cash back" credit, the sales prices of the property bought or sold must be a minimum of $100,000.

Seller Disclosure: The Seller is participating in the in GVTC Just Plain Smart Move™ Program and will receive a twenty percent (20%) "Cash Back" credit discount on the Coldwell Banker D'Ann Harper, REALTORS® (CBDHR) listing Agent's commission side. "Cash Back" credit will be applied as a commission reduction on the Closing Disclosure at the closing. "Cash Back" credit amount is calculated on the CBDHR listing agent's transactional side of the commission, not on the buyer agent's transaction side of the commission. EXAMPLE: If 6% is charged to the Seller in the listing agreement with 3% going to the Listing Agent and 3% to the Buyer Agent, the "Cash Back" credit will be calculated on the Listing Agent's 3%, not on the full 6%. If Seller is involved in a short sale or foreclosure situation, the cash back commission reduction must be approved by the current lien holder. If lien holder does not approve, no "Cash Back" commission reduction will be provided to Seller. Coldwell Banker D'Ann Harper, REALTORS® will not honor multiple Referral/Benefit Programs. No "Cash Back" credit will be paid after/outside of closing. All "Cash Back" credit has to appear on the Closing Disclosure.

Buyer Disclosure: The Buyer is participating in the in GVTC Just Plain Smart Move Program. With lender approval, the Buyer will receive twenty percent (20%) of the CBDHR Buyers Agent's commission (excluding any bonuses) to be shown on the Closing Disclosure as a contribution towards Buyer's closing costs ("Cash Back" credit. The "Cash Back" credit will be calculated on the total commission earned by Buyer Agent's side of the transaction (excluding any bonuses). If Lender will not allow Cash Back, no cash back benefit will be provided. No "Cash Back" credit will be paid after/outside of closing. All "Cash Back" credit has to appear on the Closing Disclosure and given as a credit at closing. CBDHR will not honor multiple Referral/Benefit Programs.

Exclusions: Notwithstanding anything to the contrary herein provided, GVTC reserves the right to exclude customer participation in this program if such participation would violate RESPA or other legal requirements or if there are unforeseen circumstances involved which make the application of the program impractical.
